Common Romabio Application Mistakes on Austin Brick

Romabio sets specific conditions for applying its products. Each mistake below breaks one of those rules.

Limewash over sealed or painted brick.

Classico Limewash is made for unsealed, absorbent masonry. A sealer or old paint stops it from soaking in, and the Old World wash-off look is no longer possible.

Application in full summer sun.

Romabio lists 90°F as the top of Classico’s working range. Hot, direct sun dries the brick quickly and shortens the window for washing back the finish.

Skipping the pre-wet.

Romabio requires brick and stone to be dampened before application so the limewash sets slowly.

Rain before the finish sets.

Romabio states that rain no longer affects the finish once it has dried for 3 to 4 hours. A storm before then puts the fresh finish at risk.

The wrong product for the look.

Some homeowners leave Classico undistressed to get solid coverage. Romabio recommends Masonry Flat when the goal is an opaque finish.

Romabio Lime Wash Painting in Austin, TX: Choosing the Right Finish

Romabio makes several masonry products, and the look on your house depends on which one goes on and how it is worked. Our limewash painters in Austin, TX use Classico Limewash in two ways on fireplaces, accent walls, and full brick exteriors.

Classico Limewash is a slaked-lime paint made from Dolomite lime in Northern Italy. It is diluted with water before application, and the dilution sets how much of the original brick shows through. For solid, opaque color, Romabio recommends its Masonry Flat mineral paint instead.

Already painted brick changes the choice. The wash-off look needs bare masonry. On previously painted brick, Romabio calls for its bonding primer first, after which only a full-coverage finish is possible. At the walkthrough, we tell you which finish your surface can take.

How Central Texas Heat and Rain Affect the Schedule

Romabio’s product specifications list a working range of 50°F to 90°F for Classico Limewash, and the local climate tests both ends of it. National Weather Service data shows normal highs at Camp Mabry, Austin’s official weather station, reach 90°F by May 26 and remain above it for much of the summer. The same station logs about 12 sub-freezing days in a typical year, and KXAN reports that the 1991 to 2020 average was 29 days at or above 100°F.

Hot, direct sun shortens the working time, so summer limewash is best applied in cooler morning hours and on shaded walls. We follow a similar rule for exterior painting in Austin and avoid direct sun when conditions won’t allow proper curing. In winter, exterior limewash needs days that stay above 50°F.

May, June, and October are the wettest months on the Austin record. Because rain can affect the finish during its first 3 to 4 hours, exterior work should start only when the forecast is clear for at least that long.

Our Romabio Application Process

Each project follows these steps, from the first look at your brick to the final walkthrough.

1. Inspection and masonry evaluation.

We check the brick for sealers, old coatings, and damaged mortar, and Nick writes the estimate himself.

2. Moisture testing.

How quickly the brick absorbs water shows whether limewash will bond and how much to dilute the mix for your surface.

3. Sample on your masonry.

A test section goes on your own brick in the color and dilution you are considering, so you can see the result before the full project.

4. Cleaning and minor repairs.

Dust, debris, and loose material are removed, and minor masonry issues are repaired as needed.

5. Protection and pre-wetting.

Surrounding surfaces are covered, and the masonry is dampened as Romabio requires.

6. Application and wash-off.

For the Old World look, we wash the limewash back with water once the brick looks half wet and half dry, usually 10 to 60 minutes after application, depending on sun and temperature.

7. Final walkthrough.

We review the finish with you and handle any final layering, texture adjustments, and detailing.

Romabio Limewash FAQs

Short answers to common questions before a Romabio project starts.

Do I need City of Austin approval to limewash a brick house?

It depends on where the house sits. In the city’s locally designated historic districts, such as the Robertson/Stuart & Mair district in East Austin, exterior alterations to contributing buildings can require a Certificate of Appropriateness from the Historic Landmark Commission. Check with the City’s historic preservation staff before limewashing bare brick, and allow time for any HOA architectural review your subdivision requires.

Yes, but the schedule follows the weather. Summer exteriors are best done in cooler hours and on shaded walls, and a rain forecast can move a start date. Interior fireplaces and accent walls can be scheduled any time of year.

Romabio describes Classico Limewash as non-toxic. Romabio is also one of the non-toxic product options we offer for nurseries and children’s rooms.

Cost depends on the surface, the finish, and how much prep the brick needs. Our limewash pricing in Austin, TX page lists current ranges for brick fireplaces and one- and two-story brick homes. Every estimate is free and written after an on-site visit.
